Home Ownership 101: Annual Maintenance Checklist for a First Time Homeowner 

Are you a first-time homeowner? Congratulations. You’ve taken an incredibly positive step towards a happier, wealthier future. You’re probably head-over-heels about your brand new Chafin home – and you should be. Many people love new homes because of the very small amount of maintenance and upkeep that they require. Still, there are a few tasks you should do throughout the year to make sure that everything stays in the best condition possible. We developed this convenient annual maintenance checklist with our first time homeowners in mind as a guide for annual maintenance tasks. Take care of your new home, and it will be a sparkling castle for years to come.

January

  • Clean disposal
  • Clean vent hood filter
  • Check electrical cords, replace frayed or split
  • Check all doors and locks – tighten screws

February

  • Check HVAC outside unit – remove debris
  • Check fire extinguisher, replace if needed
  • Wash or vacuum curtains/window dressings
  • Clean out dishwasher drain bin

March – Spring Cleaning

  • Clean vent hood filter
  • Clean disposal
  • Check HVAC filter – replace if necessary
  • Vacuum HVAC air supply & air return registers
  • Check smoke detectors, replace batteries if needed
  • Clean aerators on faucets, nozzles and drains
  • Check window weather stripping & operation
  • Clean & lubricate window tracks
  • Clean window screens and window wells
  • Wash all windows, inside and out

April

  • Check HVAC outside unit – remove debris
  • Cabinets – light coat of wax or lemon oil
  • Reseal tile grout, if needed
  • Test hot water heater pressure valve
  • Check air conditioner drainage pipes

May

  • Clean disposal
  • Clean vent hood filter
  • Flush hot water heater and remove sediment
  • Check cabinet hinges for tightness & alignment
  • Check plumbing for leaks, tighten supply lines/valves
  • Check exterior doors lubrication & weather stripping

June

  • Check HVAC outside unit – remove debris
  • Clean disposal
  • Check HVAC filter – replace if necessary
  • Vacuum HVAC air supply & air return registers

July

  • Clean vent hood filter
  • Check all doors and locks – tighten screws
  • Check for cracks in caulking & repair

August

  • Clean disposal
  • Check HVAC outside unit – remove debris
  • Check fire extinguisher, replace if needed

September

  • Clean vent hood filter
  • Check HVAC filter – replace if necessary
  • Vacuum HVAC air supply & air return registers
  • Check window weather stripping & operation
  • Clean & lubricate window tracks
  • Clean aerators on faucets, nozzles and drains

October

  • Clean disposal
  • Check HVAC outside unit – remove debris
