We want it to STAY the best part, so we put this list of the most popular features and upgrades here.  There are a lot of new things to consider.

PLEASE READ: Most of these photos have upgrades or options that can cost more depending on the community.  Each community has unique included features and upgrade options, so please ask the on-site agent for more details.  

Add Outdoor Living –  It’s a lot of FUN!

  • Covered rear porches & outdoor fireplaces can be fun places to hang out or relax at the end of a long day
  • Most of our plans can be built with one or both features
  • Some of our ranch plans come standard with a semi-covered rear porch
  • They come with electrical wiring for a TV over the fireplace

The Optional Enlarged Owner’s Shower

  • If you have no use for a tub, upgrade to this enlarged shower
  • Two shower heads, can lights, corner shelves, 2 upper small windows and optional interior bench seat
  • Available in most plans, but must be a pre-sale or prior to slab
  • Shower size ranges from 5′ to 7′ wide per plan by about 3ft deep
  • Add benches on the outside 
  • Some plans come standard with just a shower, no tub but it is a smaller size per plan: The Andover, The Ashford, The Avery, The Brentwood

Owner’s suites!  Make it your Escape! Owner’s on the main are great options as are the fireplaces!

  • Some floor plans off a sitting room with an optional indoor fireplace and optional built-ins: The Norwich, The Parkside, The Shiloh I, The Shiloh II
  • If you have small children, it may not be the best as you will be going up and down all night
  • They cost more to build and require larger lots, so it will limit your possible location choices
  • These plans have owners suites on main: The Berkshire, The Dresden, The Prescot

The Parkside

Basements versus Slabs

  • They cost $35,000 to $65,000 more for most plans for unfinished basement.
  • Our full daylight basements are stubbed for bath and have an exterior door.
  • Not all lots can accommodate a basement
  • Usually a basement changes how you get to your backyard, as in you don’t just walk out the main living space but instead walk out from the basement
  •  It can make the lot more sloped with less flat rear yard to use

2 Story versus a Ranch

  • If no stairs living is a must, then a ranch without a bonus room is it: Ashford, Brentwood
  • 2 Stories are usually less expensive than ranches because they can be built on smaller or more narrow lots
  • 2 Stories usually have all the bedrooms up, but there are exceptions:
  • Owner’s on the main: Berkshire, Dresden, Prescot
  • Most ranch plans have or offer optional bonus rooms or bedroom/baths up

The not always obvious choice..how many bedrooms & baths?

  • How many do you need now is easy but what about for the future – babies or aging parents may require more bedroom or a bedroom on the main
  • How many sinks do you want per bedroom, some people share better than others
  • Do you prefer a Jack & Jill type of secondary bath?
  • Do you want hall access only?
  • Would you like a bedroom that has it’s own door like a semi-mini suite?

Three car garages 

  • Most plans can have a 3rd car garage added to the front entry version IF the lot is wide enough to accommodate it.  There are usually very limited homesites that can fit these, so see the community for details.
  • Some communities ONLY have 3 car garages per HOA rules.  These also must be built with a 2 car side entry with the 3rd car front entry.  These plans are listed separately in the floor plans section labeled “3 car” for this reason so the are easier to find.

Formal Living Spaces are a must to many!

  • Most of our plans offer some formal spaces, more so in our 2 story plans
  • You can add coffered ceilings, extra chandeliers, can lights
  • Formal dining rooms come with elegant trim packages based on the community
  • Formal dining rooms can be converted to a study be adding double french doors
